Published 2026 figures, each with its source. They are national or capital-city guide figures and indicative only, not Maitland quotes.
We cannot give a Maitland price. A national design-website guide gives $20,000 to $35,000 for a standard 4 to 6 m² bathroom and $15,000 to $30,000 for an ensuite of 3 to 5 m².
The NSW Government says residential building work over $5,000, including GST, needs a licence and lists bathroom renovations among it.
Ask for the licence details, then use the NSW online licence check. The name on the contract must match the licence holder.
The NSW contracts page gives a maximum of 10 percent of the contract price.
Businesses choose where they work, so tell us your suburb and we will pass it on. These Maitland suburbs have local guides.

In New South Wales the size of the job decides which rules apply. The NSW Government says a contractor licence is needed for residential building work worth more than $5,000 in labour and materials, GST included, and it names bathroom renovations in its list of work that needs a building licence. A written contract is also required above $5,000.
Most bathroom renovations clear $5,000 easily, so treat the licence and the written contract as the starting point and not an extra.
The NSW contracts page says the contract must carry the licence details and name of the licence holder, and that the name must match the business that does the work. Deposits are capped at 10 percent. Variations must be in writing and signed, and the contractor must hand you a copy within five business days of signing.
Check each of those lines on every quote you receive. A quote that skips them is easier to compare once you ask for them in writing.
The same page says contracts over $20,000 are a different category. The contractor needs home building compensation cover and a certificate before taking any deposit, there is a five-clear-business-day cooling-off period, and the contract needs a progress payment schedule. Service NSW runs the HBC Check, where you can look up a certificate by address, contractor name or licence details.
Because the mid-range tier in published guides starts at $20,000, many Maitland bathroom jobs will cross this line, so ask about cover early.
A design website publishes ranges by room size. A powder room of 2 to 3 m² is $6,000 to $14,000, an ensuite of 3 to 5 m² is $15,000 to $30,000, a standard bathroom of 4 to 6 m² is $20,000 to $35,000, a family bathroom of 6 to 9 m² is $22,000 to $38,000, and a large master ensuite of 9 to 14 m² is $35,000 to $65,000.
These are national figures from a site that also lists designers, not Maitland quotes. Our cost guide sets them out with the review date.
Wikipedia describes Maitland as a city on the Hunter River, about 166 kilometres by road north of Sydney and 35 kilometres north-west of Newcastle, with around 89,597 people at the 2021 census. It records the 1955 flood as the most severe in recorded history in the valley, and it says the city centre is protected from moderate flooding by a levee.
That history shapes houses. Old streets near the river have older homes, and the newer estates in Thornton, Gillieston Heights and Aberglasslyn have newer ones. Tell each renovator which kind you own.
Wikipedia says Maitland has a humid subtropical climate, with hot summers and mild to cool winters and rainfall that peaks in summer. A bathroom that cannot dry out holds moisture in the walls, so ask where the exhaust fan discharges and whether the new one will be ducted outside the roof space.
The NSW asbestos page estimates that one in three houses built or renovated in NSW between 1945 and 1990 contains asbestos, and it lists the space behind tiles among the places it can be found. It strongly recommends a licensed assessor and removalist. If your Maitland house is of that age, say so before anyone quotes and ask how any extra cost would be handled.
The NSW contracts page says statutory warranties run for six years for major defects and two years for other defects. It also lists warning signs, such as pressure to sign quickly or an extremely low quote. Ask each business to put its own warranty in writing as well.
A bathroom brings several trades. The NSW licence page says specialist work must be done by the holder of the specialist licence unless the builder also holds that category. Ask who will do the plumbing, the electrical work and the waterproofing, and ask for each licence details.
The NSW contracts page lists warning signs for homeowners: pressure to sign quickly, a suggestion that you take out an owner-builder permit, and an extremely low quote. Any one of those is a reason to slow down, ask questions and check the licence before you commit to anything.
The same page says an independent consultant can inspect progress for about $250 to $500 per visit. Many householders never use that option, but on a larger job a single inspection before the tiles go on may be worth its price. Ask each business whether it would allow it.
Read the cost guide after you read this page. It lists the published tiers, the room sizes and the worked example, with the date we reviewed each figure and a note that the publisher also lists designers.
We have local pages for East Maitland, Thornton, Rutherford, Morpeth, Telarah, Gillieston Heights, Aberglasslyn and Woodberry. Each has a sourced local note and links to a matching service guide.
